Cannington Mode development targets housing 'missing middle'

The project on the corner of Channon and Mills streets will offer an alternative to high-rise apartments at one end of the scale and free-standing homes at the other. Designed by Braude Architects, Mode will be a low-rise medium-density development of 15 townhouses and five apartments, minutes from a range of retail, medical, entertainment, transport and education facilities, including Westfield Carousel, Curtin University and Bentley Hospital, and eight minutes from the CBD.

It will also include family- friendly communal areas, barbecue facilities, a kids’ play area and a community garden. Apartments range from one to three-bedroom residences, with prices starting from $299,000. The three-bedroom, two-bathroom townhouses include balconies and courtyards and are priced from $499,000. All homes will have Bosch appliances, stone benchtops, reverse-cycle airconditioning and intercom security.

ABN Group managing director Dale Alcock said Mode was an excellent example of “missing middle” housing. “With traditional housing options still out of reach for many buyers, Perth needs to offer more than simply a choice of high-rise apartment or a suburban house,” he said. “Situated in the thriving City of Canning, Mode represents the new breed of development designed to bridge the housing gap by offering affordable, well-located, low-rise homes that will have huge appeal to a range of buyers, including families.” Fini Development’s Tony Fini said he hoped Mode would be the catalyst for further medium density housing projects addressing Perth’s “missing middle”. “The benefits of medium- density development such as Mode are substantial, including more homes on less land, increased sustainability thanks to a smaller urban footprint, and options for buyers to stay close to family, friends and an established community network,” he said. “The townhouses and apartments at Mode will not only represent excellent value for money but their prime location will ensure buyers have everything they need on their doorstep.”
